The Right Time To Design-Build A New Custom Home

When people ask whether designing and building a new home makes sense for them, we sometimes give an answer that surprises them:

“In your situation, you probably shouldn’t do it right now.”

We love what we do, and we believe deeply in the joy and meaning of creating a home designed around how you want to live. We also know that building a home is a big commitment of time, finances and energy. We only recommend exploring a design-build custom home if you can confidently say yes to the questions below.

Question 1: Do you plan on owning your next home for at least five years?

A custom home is an investment in how you want to live every day, not a short-term move or a “house flip” strategy. It’s designed to support your way of living.

Question 2: Have you looked through the available homes in the market and still not found one that meets about 95% of your long-term wants and needs, such as location, floor plan, aesthetics and price?”

If you can find an existing home that comes close to that mark, it’s often the wiser and more efficient choice, keeping in mind that you will likely have maintenance on a pre-existing home.  

Question 3: Do you have 10–12 months to design and build? The journey is part of the reward, but it does take time and energy.

If you answered yes to all three of these questions, then design-build is worth serious consideration.

Concerns That Feel Big (But Are Usually Manageable)

On the other hand, there are a number of uncertainties about building a custom home that often feel like deal-breakers to our clients at first, but that we’ve learned to navigate in our 25+ years of building:

Concern 1: “I need to sell my current house before I can buy a new one.”
Concern 2: “I’ve never built a house before. I have no idea what to expect.”
Concern 3: “I’ve heard horror stories about building a home.”
Concern 4: “What if my house sells before the new home is finished?”
Concern 5: “I’m still a couple of years away from wanting to build.”
Concern 6: “I don’t know where interest rates are going to be when I need to get financing.”

We don’t minimize these concerns. In fact, 90% of the people we build for start with some combination of these same worries. The difference is that they have someone to walk through the options, timing and wise ways to navigate these mostly surmountable issues.

Why Call Today?

This is probably the biggest secret out there. Almost without exception, the sooner you call, the more options are available. Interestingly, right now we are completing a home for a couple relocating from out of state. They had earmarked a lot 7 years ago (yes, 7 years ago!) and we are about to hand them keys to their new home. What does our Design-build process look like?

When we started designing and building homes almost 30 years ago, we wanted to create the ideal process if we were to hire a company ourselves.

 1. Feasibility Meetings

This initial information meeting, typically conducted over phone or Zoom, assesses project viability. We discuss budget, building sites and project specifics to prepare for the next steps and confirm project feasibility. It’s crucial for laying a solid foundation before proceeding to detailed planning.

2. Program Meeting (with Follow-Up)

A collaborative session to define the home’s scope within the client’s budget and needs. Often requiring follow-up, this phase explores various aspects, ensuring clarity and alignment before moving forward with a detailed plan to create a home that fits the client.

3. Design Agreement

Following the program meeting, Olsen Communities drafts a Design Agreement. This document outlines project specifics, including room sizes, standard amenities, optional additions and cost estimates based on current building costs. It forms the contractual basis for the next phase of detailed design and construction planning.

4. Construction Drawings & Contract

An intensive phase where custom plans are developed based on the Design Agreement. Client input is integral, guiding decisions and ensuring the design meets the needs and expectations. These custom drawings form the basis for final pricing and are incorporated into the Construction Contract, ensuring alignment with project goals.

5. Selections

An exciting phase allowing full customization of the home to meet buyer preferences, from flooring to countertops. With our guidance, buyers embark on one of the most anticipated elements of the entire building process. This phase enhances personalization and ensures the home reflects the client’s unique style and needs.

6. Construction and Completion

Regular updates keep clients informed during construction, facilitating communication and planning for move-in. Upon completion, we conduct a thorough walkthrough to address any outstanding details, ensuring the home meets our high standards and client expectations. This phase concludes with finishing touches to ensure a seamless transition into the client’s new home.
