The Home Building Process

We live by the motto that “good design adds value faster than it adds costs,” underscoring our dedication to design excellence. While our home design process might span three months, this time investment is crucial for establishing a solid foundation in budgeting, quality, and long term livability. Refined over three decades of building experience, our process ensures that your home is nothing short of exceptional.

The Process

Phase 1

Feasibility Meeting

This initial meeting, typically conducted over phone or Zoom, assesses project viability. We discuss budget, building sites, and project specifics to prepare for the next steps and confirm project feasibility. It’s crucial for laying a solid foundation before proceeding to detailed planning.

Phase 2

Program Meeting (with Follow-Up)

A collaborative session to define the home’s scope within budget and client needs. Often requiring follow-up, this phase explores various aspects, ensuring clarity and alignment before moving forward with a detailed plan to create a home that fits the client.

Phase 3

Design Agreement

Following the program meeting, Olsen Communities drafts a Design Agreement. This document outlines project specifics, including room sizes, standard amenities, optional additions, and cost estimates based on current building costs. It forms the contractual basis for the next phase of detailed design and construction planning.

An intensive phase where custom plans are developed based on the Design Agreement. Client input is integral, guiding decisions and ensuring the design meets needs and expectations. These custom drawings form the basis for final pricing and are incorporated into the Construction Contract, ensuring alignment with project goals.

Our Design Philosophy

Japanese fashion designer Issey Miyake once said, “Design is not for philosophy, it’s for life.” This perfectly captures our design ethos. Understanding our clients’ current and future needs is central to our design approach. This discovery process is both exhilarating and often filled with delightful surprises–and ultimately a design that exceeds expectations.
